Great office space boosts morale, assists in employee recruiting and retention, and improves productivity. At the same time, cost-effective space increases profits, reduces liabilities, and yields a competitive financial advantage.

Landlords often offer allowances and concessions to prospective tenants who are willing to relocate. On the other hand, landlords also want to retain existing tenants and often offer incentives, particularly if the tenant is also considering relocating and being offered attractive alternatives. In considering location, questions to ask include: 1) What kind of image does the property and suite project?, 2) What is the average employee drive-time to work?, 3) Is it important to be near clients, or even competitors?, 4) What are the parking needs and is proximity to public transportation important? 5) What kind of future growth can the company expect?

Hire an agent who is concerned with the tenant's interests only. An experienced agent with an in-depth knowledge of current opportunities is in the best position to leverage a tenant's potential lease commitments in the marketplace. A well-informed agent can save time and money for tenants.
